Birds Nest Properties was established in 2017, which is almost a decade in the industry. They specialise in renting our various residential properties in the Lower Mainland, such as houses, apartments, and condos—that’s all the selection we need!

They handle everything, and by that, we mean every single thing. Their office is even open on Saturdays, which also makes them accessible to property owners and tenants

As a full-service property management in Vancouver, they take care of marketing, rent collection, move-in/move-out inspections, strata correspondence, and tenant and owner insurance.

We also appreciate their flexible times for unit showings, even on weekday nights and weekends! However, there were a couple of reports regarding last-minute changes and cancellations, which is very inconvenient.

On a good note, the property owners we conversed with loved their fees. Their management fee is a reasonable 8.33% of the monthly rent, and their pricing structure is very straightforward.

Here’s the cool thing about Downtown Suites: they’ve been serving Vancouver for over 25 years. And as a full-service property management company, they offer a bunch of services.

We like that they handle everything for the property owner, including marketing, maintenance, and annual property inspections. They also handle apartments, condos, and strata-titled suites.

However, they mostly cater to small apartment buildings. While that’s a downside, they compensate for offering laneway housing services, which will give you full independence and privacy from your tenants.

They do have a good variety of rental properties all over Vancouver, including pet-friendly apartments.

Plus, we appreciate their customisable services so you can adapt to your own requirements. An example of this awesome service is tenant placement, giving you a more cost-effective solution.

We also found the rates decent. During our client surveys, the property owners felt the fees were reasonable for the thorough service they provided.

The BC-owned and operated Cervantage Property Management knows how to successfully find the right tenants. During our surveys, their clients were very happy with their tenants, which speaks volumes about the company’s screening process!

That’s not all they offer! They also do inspections, repairs, staging, and listing. What’s awesome is they advertise only on popular websites to ensure your property gets the most views.

One of our favourite features is their customisable services. You can handpick the services instead of paying for the full property management service, which also means you only pay for what you need!

But we did find a minor problem. Their listings weren’t as extensive as we’d hoped. There weren’t a lot of Vancouver properties on their website, which is unfortunate considering they handle properties in the Lower Mainland.

On the bright side, most clients appreciated their thorough service. They were diligent in check-ins to ensure the property was in excellent condition.

Bodewell took the spotlight with their upfront pricing. Transparency is very important for us (and I’m sure to many, too) because it avoids surprise and hidden charges.

We also love that they offer fair pricing. There are no additional charges for professional photography and credit checks. Plus, they’re one of the few in the area that doesn’t charge admin fees!

Additionally, we found the tenant placement fees competitive. Their clients felt the 8% to 10% fees for unfurnished and furnished properties were reasonable.

When you look at their property management services, they offer the usual and more! One of these includes targeted advertising, which they provide at no added cost!

Moreover, we like that they utilise modern platforms to reach more people. They even speak in French and Mandarin—very accessible!

We just hope they can improve customer service, especially during peak days, since some potential tenants had a tough time reaching them. But overall, they usually respond quickly!
