Canopy mgmt was originally known as JX Property Management. Their desire to expand their service offerings is what drove them to rebrand.
Their list of services is impressive. They’re a full-service company now, offering property management and maintenance services.
Moreover, we really like their maintenance services because it’s helpful for property owners. They offer plumbing, electrical, roofing, flooring, painting, and furniture assembly.
Not only is it useful for property owners but also for tenants. It ensures someone will be available in case of repairs or issues!
Sadly, some tenants have expressed their opinions about slow maintenance responses. They don’t seem to happen often, which is a positive sign for us.
On a good note, we like their comprehensive property management services. It includes an extensive tenant screening process, ensuring only responsible people will stay in the properties.
What’s worth highlighting is their pricing transparency—it’s available on their website! Their standard plan starts at $145 a month, which we think is pretty reasonable in Winnipeg.
Plus, they not only rent out apartments but also detached homes and multi-family buildings! Not all property management companies in Winnipeg do that, so that earns them points in our book!

The owners of Prospect Property Management used to be landlords. We like that qualification because it gives them first-hand experience in managing tenants!
We appreciate that they’re a full-service company, open six days a week. It’s a one-stop destination, which is definitely convenient!
Moreover, their services are maintenance, marketing, reporting, tenant selection and leasing. See? They offer everything you need to manage properties in Winnipeg!
One of the things we like is their marketing strategy because they don’t stick to one platform. They use several sites to get their listings noticed, like Rentals.ca, Kijiji, and Facebook Marketplace.
Additionally, we like that they offer traditional marketing, like physical signage. Even in this modern age, we think that’s helpful as commuters can see it on their way to work!
Plus, we commend their extensive tenant application process to ensure only qualified ones will rent the unit. It includes checking the tenant’s rental history, social media, and criminal background.
We also like the peace of mind you’ll get with Prospect Property Management. They focus on proactive care, ensuring the safety and protection of the property!
The downside, however, is they don’t have a tonne of listings in Winnipeg. In our opinion, that’s a limitation since there are not a lot of choices for potential renters.
Another aspect we don’t really like is that potential tenants cannot check the property on their website. There are no inviting photos to look at, which we believe can help with the listing appeal.
All in all, we do like Prospect Property Management because of their hands-on approach. But we hope they could add more property photos, so potential tenants can quickly check online—which is what most do now!

Progressive Real Estate is an all-around company, an impressive aspect! They act as a developer, general contractor, and property manager in Winnipeg!
Their specialization lies in luxury but affordable apartments in Winnipeg. We have to say, we really like the clean designs of their rentals—with wide balconies, too!
Plus, their properties have a tonne of amenities! They have a car wash, fitness centre, underground heated parking, electric vehicle charging stations, and more!
But keep in mind that not all properties have the same amenities. That’s something to look into if you plan on renting a place with them.
On a better note, they have a furnished one-bedroom guest suite and visitor parking! Why do we like that? The tenant’s family and friends have somewhere close to stay if there’s no more room—convenient!
We were also pleased to hear that they ensure their units come with complete stainless steel appliances. In case of issues, they have a resident manager on site!
A downside is that they don’t allow dogs on the premises. They allow up to two pets, though—stick to cats, maybe?
Also, Progressive Real Estate only manages two properties right now. It limits their availability since there are not a lot of choices for tenants, which we think doesn’t add to the listing appeal.
The upside we found is they have a 24/7 emergency hotline. That’s good for peace of mind, especially during nighttime!

What we like about Nest Host is their many locations across Canada. Besides Winnipeg, you can also find them in Toronto, Montreal, Ottawa, and more cities!
They specialize in short-term rentals, ideal for visiting family and friends! Even better, renters can stay in one of their units even for just one day! It’s ideal for weekend trips!
The downside is you cannot make a spontaneous booking. There’s a minimum stay requirement if you book less than 15 days from your check-in date.
But that doesn’t mean renters can’t stay in one of their units for a long-term vacation! They offer extended stays in fully furnished units for a hotel-like experience!
Furthermore, we like that there’s no need to sign a lease agreement, even for an extended stay. In our opinion, it’s hassle-free and really seems like a hotel!
Additionally, we appreciate the 24/7 support—helpful for first-time travellers in Winnipeg. It also means there’s someone available in case of emergencies—good for property owners and tenants!
It’s worth mentioning that they allow pets in selected units. It comes with an additional cleaning fee, which we think is pretty reasonable.
Another aspect we like about Nest Host is they work with staging companies to ensure the property looks great in photos! Speaking of photos, they hire professional photographers, too!
Although we’re happy with what we’ve discussed so far, we find it iffy that there were complaints about dirty units and unusable appliances. That’s not a common issue, though.

Thorwin Properties has a vast coverage area in Winnipeg. Possibly one of our favourites is they have properties near the University of Manitoba and the University of Winnipeg—accessible housing for students!
Furthermore, they have a lot of listings in different areas of Winnipeg—most are near bus stops. Again, they’re accessible for locals!
Conveniently, their listings are all available on their website. There are photos, a list of amenities, and floor plans for easy viewing—we approve!
Thorwin Properties’ concern for tenants is also worth noting. They partner with local businesses for their Properties Benefits Program to give new tenants discounted rates for TV, phone, and internet plans!
Plus, we like that they have a pretty large maintenance team, especially with their many properties in the city! The drawback lies in how many properties they have, however.
Moreover, we heard some complaints about maintenance schedule cancellations. We understand how frustrating that can be, especially if it’s about the plumbing or electricity!
Looking on the bright side, we were happy that they allow up to two pets on all their properties. You can bring your dog and cat with you—remember to be a responsible pet owner or risk eviction!
A major drawback of Thorwin Properties is their rental prices. The tenants we talked with were not impressed with the price increase, especially with the slow maintenance response.
