The Top 5 Modular Home Builders in Calgary

The Top 5 Modular Home Builders in Calgary

How We Picked

Expertise – Building a modular home requires a specific skill set in fabrication and construction, so we assessed the builder’s knowledge, techniques, and years of experience.
Quality of Work – To ensure you get the home you want, we evaluated the previous projects based on the design, floor plans, and foundation.
Costs – We looked into modular home builders that offer cost-effective ways and the best value for money.
Customer Service – Your builders must be honest and ask for your opinions in terms of customisation. We picked those with quality service and adequately explained the building process.

Pros

  • Over 25 years of experience
  • Provides 3D design
  • Offers flexibility in the building process
  • Team has a hands-on approach
  • Available by appointment on holidays

Cons

  • Showroom is currently unavailable
  • A bit pricey

JayWest Country Homes, as the name suggests, specialises in country-style modular homes. They have over 25 years of experience in designing and building custom homes.

They offer free design consultations. There is a convenient sign-up sheet online where you can input your budget range and building time to give them an idea of your needs.

We appreciate the patience and time they give their clients when designing the home. They will make sure that the plans are customised based on your needs and budget.

Additionally, we like the 3D design process to give you a better look at your future home. This process will allow you to see the space and help you decide if you want to make changes.

Now, as for building materials, we’re glad they have their own trucks with experienced drivers to transport them to your site safely. So even if you plan to live in a remote area, they can bring the materials there too.

Moreover, you can hire JayWest for construction services or choose your own general contractor. But you can also do it independently to give yourself more control during the process.

The clients we talked to mentioned they are a bit on the pricier side. But most of the clients didn’t mind due to the team’s quality of service.

They also told us that JayWest’s team was very hands-on with the whole project. They gave regular updates, and the team ensured the process went smoothly, which helped with the stress of building a house.

Finally, due to the COVID-19 situation, their showroom visits are currently unavailable. But we’re glad you can arrange an online meeting in the evenings, Sundays, and holidays.

Pros

  • Over 50 years of experience
  • Clients in over 25 countries
  • Various house models available
  • Provides 3D designs
  • Team was quick to address issues

Cons

  • No available in-house builder
  • Some post-sales issues

Linwood Custom Homes has been providing building services since 1968. They have since expanded with several offices in Canada and the US.

We were happy to find out that they’ve made and delivered custom home packages to clients in over 25 countries. We think this highly speaks of the trust they’ve built over the years.

We appreciate the design flexibility they offer. You can custom-build your house or choose one of their models.

In addition, they have experience in different types of designs, from quaint cabins to modern houses. We also like their vast portfolio for you to browse through easily.

Their in-house design team also provides 3D designs to give you a better look at your future home. Due to this, you can save money instead of hiring a separate design team.

Furthermore, they have contact with an extensive network of local builders to assist you in finding the right one for your project. You can also build your home yourself or choose a builder you already know.

On a side note, Linwood doesn’t have an in-house general contractor. So it might be a disadvantage if you prefer working with a single company.

The past clients we talked with liked the team’s thoroughness about design and materials. When there were issues, they quickly addressed them to prevent any further delays.

On the downside, there were times when some clients were unhappy with post-sales service. Apparently, there were slow follow-up replies that were a bit frustrating for the clients and their builders.

Pros

  • Specialises in mountain-style homes
  • Uses log and timber materials
  • Energy-efficient design
  • Has their own design team
  • Offers full services in architectural design

Cons

  • Difficulty getting a representative through phone
  • More expensive

In 1990, PrecisionCraft Log & Timber Homes started manufacturing homes in North America. They specialise in mountain-style homes, providing clients with high-quality wood structures and energy-efficient materials.

Although, we must note that their head office isn’t in Calgary. We believe this may be a disadvantage to some clients in terms of communication.

For a relatively quick response, we recommend contacting them through the website. The online form includes choosing your location to ensure your inquiry will go to the correct client representative.

As for the materials, they have various choices of logs and timber. We think these choices can help you achieve your vision of a mountain-style home.

Another thing we appreciate is their in-house design team called M.T.N Design. The team has over 30 years of experience designing rustic-style homes while factoring in your budget.

What we love about their style is the cosy and warm atmosphere achieved using structural insulated panels, which are energy efficient.

We were just disappointed that there were no financing options available. However, we understand this since PrecisionCraft has a different process than a typical modular home construction because of the specialised materials.

Moreover, it’s essential to know that the cost will depend on your preferred area. The conditions and remoteness of the site can be a huge deciding factor in labour costs.

Not only that, but you must thoroughly review the materials and design complexity to fit your budget range. Without a doubt, this type of house can be pricier than a typical modular home.

On a positive note, M.T.N Design offers architectural design services so you can modify and customise every room in your home. We appreciate the freedom and willingness of the team to cater to your needs.

Pros

  • Specialises in tiny homes
  • Delivers completed homes
  • Has a facility for home tours
  • Great attention to detail

Cons

  • No custom homes currently available
  • Long waitlist

ZeroSquared Tiny Homes has been focusing on tiny modular homes since 2015. Many clients appreciate that they also deliver in the US, even though they are based in Canada.

Their team comprises designers and fabricators passionate about creating small but comfortable living spaces. There have also been features about them in multiple publications, including Country Living and Huffington Post.

All of their designs focus on downsizing while having accessible features. If you plan on living in a tiny home for the first time, their convenient approach will help you adapt to your new lifestyle.

What’s great is their homes are insulated and have excellent building materials. Despite the small size, you won’t have to worry about the unpredictable weather in Calgary.

Apart from this, they offer materials, colour palettes, and finishes customisation. However, they don’t currently make custom homes based on the design and floor plan you want.

Moreover, as of this writing, they have a long list of clients waiting for their homes. So if you want to hire their services, it’s best to get on the waitlist as soon as possible.

Additionally, their current delivery time is around eight to ten months. But you can check their facility for a tour of their built homes to give you an idea of what to expect.

On the other hand, they only sell completed homes. Even though there is a long wait time, you can quickly move into your tiny home once it’s delivered.

The clients we had the pleasure of meeting with liked the attention to detail put into each home. They said even tiny details you wouldn’t usually notice are fixed immediately.

Pros

  • Focuses on entry-level homes
  • Less expensive
  • Offers warranties
  • Provides various finishing customisation

Cons

  • Lack of material information
  • Lack of details on the builders and building process

Jenga Homes, a locally operated business, focuses on building entry-level homes for Calgary residents. They design environmentally friendly houses and the changing climate in mind.

Looking into starter homes may be a good idea if you have a tighter budget. But keep in mind that, naturally, these houses will be smaller than a standard home.

We appreciate the free consultation where you can also look at their floorplans and designs. To add, you can also check their available custom finishes.

What’s great is they consciously look out for the neighbourhood potential of the site. They build homes in communities that are near schools and other amenities for their client’s convenience.

Currently, they have available homes in Saddlepeace. It’s a good idea to ask them to visit this area if you want to take a look at their finished home.

In addition, they offer warranties for material defects and system malfunctions. We believe this will ease your mind in case of issues.

As for customisation, they have various finishings available. But note that if you prefer more upgrades that aren’t available, these will be at an additional cost.

On the downside, we’d like further information on their builders and building process. We’d also like to see more details about the materials since they claim they are environmentally friendly.
