What we like about Landlord Property & Rental Management is they have managed over 2,500 properties in Toronto and the GTA. Not surprising, as they’ve been around for almost three decades.
Plus, we feel that their years in the business are a testament to their knowledge of the local market. Many clients working or living overseas have even trusted them to handle their Toronto properties.
We also think it’s pretty useful that they have BBB accreditation. For us, that speaks about their commitment to client satisfaction for both property owners and tenants.
Now, about their services, we think their offerings are comprehensive. They don’t just stick to residential units but also accept mixed-use properties.
In addition to that, we really like the convenience they provide. They’ll do everything for the property owner, from tenant screening to unit renovations.
In fact, they have an in-house tenant screening team. Besides the usual verification process, we found it unique that they also do thorough social media checks, ensuring the tenant’s lifestyle is a match to the property they’re applying for.
Another aspect we like is that both the client and tenant get their own account manager, whom they’ll communicate with solely for a speedier process. That’s pretty nice since there’s no need to go through someone else who doesn’t know your concern.
However, some clients have had issues with unresponsive account managers. Given that they’re supposed to provide a quick service, it wasn’t very reassuring to hear these issues.

But here’s the catch: they don’t manage commercial or mixed-use properties. They mainly stick to single-family homes and individual condo units.
The silver lining is the personalized approach. Not having a long client list gives them enough time to respond quickly to clients and tenants, and our client surveys showed just that.
We love how the Bridgeway team was always quick to respond, whether it was a simple inquiry or addressing an issue.
We also like their packages, allowing clients to choose the best rate they’re comfortable with. In addition, there are add-ons if you need a more extensive service.
Furthermore, we highly appreciate their competitive prices. If you just need a tenant, you only need to pay one month’s rent, while they collect 6% to 12% of the monthly income for a full service, depending on the package you choose.
On top of that, they offer legal guidance to ensure compliance with the law. It’s a nice feature, giving you peace of mind every day you lease your property.

One thing we admire about Park Place Properties, which opened in 2015, is their wide reach. They are knowledgeable not only in Toronto but also in other countries in North America.
It doesn’t hinder their local market expertise, though, considering they offer full services to clients. For us, there’s no need to hire another service since Park Place Properties is like an all-in-one destination.
Moreover, they specialize in short and long-term rentals and executive rental properties. In our opinion, having these options allows you to maximize your monthly income, which they actually focus on.
However, since their focus is on residential property, owners of commercial and industrial units may need to call other property managers in Toronto.
On the other hand, we appreciate that Park Place Properties accepts almost all types of residential homes, from apartments to luxurious chalets.
What makes them stand out is their August Smartlock service, which allows for remote locking and unlocking of the main entrance in case of emergencies. It’s a convenient feature, especially for middle-of-the-night accidental lock-ins.
Part of their service is noise volume monitoring. We found that useful to prevent noise complaints in your property, especially for vacation rentals.
Let’s not forget the many platforms they use to promote your property. And as long as you don’t get bookings, you don’t have to pay them—that’s cost-effective, don’t you think?

The reason we included Buttonwood Property Management is because of their stellar customer service. They even earned a BBB rating of A+, which is a good indication of their service quality, in our opinion.
It was also impressive that they’ve earned features from several media outlets, including Toronto Star, Toronto Sun, The Globe and Mail, Forbes, and Gulf News. Some are even international companies, which really speak about their reputation, no?
Another reason we like them is due to their extensive services. It was pretty convenient that they’re a one-stop shop, handling residential and commercial properties, such as single-family homes and multiplex units.
Additionally, we like the convenience they provide because they also do bookkeeping, which is pretty helpful for those headache-inducing financial statements. Even better, these statements are viewable via an online portal for easy access.
It’s worth noting they offer seasonal property inspections for spring and fall. It’s especially useful because they’ll check the pipes to make sure the home is ready for winter.
Lastly, we were in awe of their Rent Guarantee, which ensures the client gets up to six months of rental income even if the tenant fails to pay on time. However, this guarantee won’t take effect if you use their free tenant placement service.

Moreover, we appreciate they have a real estate team, including licensed mortgage agents who are there to help. It’s beneficial for clients with poor credit scores.
As for their services, we found them comprehensive. They’ll take care of tenant screening, rent collection, maintenance and repairs, and financial statements—convenient, eh?
But a service that really caught our attention is how they market properties. Each neighbourhood in Toronto will have a localized approach, ensuring that they can attract the right tenants.
Plus, we think their property inspections are thorough. We can confidently say that because besides checking smoke alarms, they will even handle furnace replacements if needed!
Oh, and did we mention they manage residential and commercial properties? They handle single-family homes, townhouses, and condos—they’ll pretty much accept any residential property in the GTA.
Recently, they established a partnership with Apollo Insurance—something we think is beneficial. Why? Both clients and tenants get the best property insurance deals because of this.
The hiccup, however, is the poor communication between Medallion Capital Group and their clients. We heard a few issues about slow responses from our surveys, but we’ve seen an improvement over the last few years!
