We find this service scope to be incredibly valuable, especially for buyers. They specialize in pre-purchase inspections, which means their process is built around tight buyer timelines and conditional offers to help make better negotiations and closing decisions.

We like that they cover major building systems in their inspections. Think roofs, plumbing, electrical systems, heating and ventilation, exterior coatings, humidity, and more.

Their specialization in condo and multi-unit inspections is a plus in our books. We’re glad that their team can evaluate both interior elements and shared building components, like exterior envelopes, foundations, and common systems, while still being mindful of other areas. 

On the downside, we did come across some reports regarding rushed inspections, which some homeowners felt were difficult to keep up with. It’s best to tell the team ahead of time if you want to carefully oversee the inspection with them.

The good news is that their report comes with a recap video explaining findings and observations after the inspection.

Here’s the thing, though: some homeowners shared that there are times when the inspector would upsell additional tests even though there weren’t significant flags to do so.

What’s neat about Inspection Lambert is their wide regional reach around Montreal. We have to give them props for delivering services beyond central Montreal, like the North Shore, South Shore, and Laurentians, offering flexibility for buyers searching across multiple markets.  

One of their highlights is their experience with multiplex buildings and investment properties, which are a common type in Montreal neighbourhoods. You see, multiplex inspections require understanding shared systems, aging infrastructure, and long-term maintenance risks. 

Now, if you’re worried about getting ripped off by flipped properties, their renovation background is a game-changer during these moments. Practical renovation experience helps the inspector recognize improper repairs, shortcuts, or hidden workmanship problems.

It’s just a bummer that they’re closed on weekends, especially if you want to monitor the inspection in person and you’re busy at work.
